our clients and our flexible and cost effective payment terms reflect
this; we do not charge our commission upfront, but on a monthly basis.
Our service
is based on 10 years of letting properties in London. Local experience
and professional expertise ensures you get the service you want. It
is reassuring to know that we are a member of the National Association
of Estate Agents (NAEA).
Our
Services
We provide
the following services to our landlords:
- All
properties are fully inspected; in that we check that all facilities
are in perfect order and the appliances etc. are in good working
order
- Free
advice on all aspects of letting and management.
- Inventory
and legal documents prepared. This includes an up to date Assured
Shorthold Tenancy Agreement.
- Financial
Services are provided where necessary, such as: Mortgage, Life Assurance,
Building and Contents Insurance etc.
- Collection
of rent, rent arrears and dealing with damage to property.
- Tenants
vetting: taking formal references or any combination.
- Checking,
assessing and dealing with disputes regarding the tenancy including
the preparation and/or service of Section 21 Notice under Housing
Act 1988.
- Fast,
effective and friendly service to all our clients; both the landlords
and tenants equally.
- The
best possible rents are achieved.
- Extensive
advertising for promotion of business.
Management
As managing
agents we can efficiently handle large sums of lessees’ (and
landlords’) money and realise it our duty to collect, account
for and expend these sums in a professionally manner.
The Management
Service includes collection of rent, periodical inspection of the
property, monthly statements of account, dealing with any maintenance
problems and generally looking after the property in your absence.
We provide
facilities to print details of each client to handle all aspects of
lettings and maintaining accounts of all transactions of income and
expenses.
Payment
Terms
Unlike
most estate agents, we don’t normally ask for payment up front
- we open an account for you and invoice you MONTHLY. We only ask
for payment in advance if you do not have an account and you just
want to use our services as “one off”.
At present
the rate of our commission for letting and full management is 10%
of contractually payable rent each month.
